This Entertainment Bar in Hua Hin has been operating from a leased 2 storey building located in Hua Hin, since 2006. The building had previously been used as a guesthouse, and has been renovated to have a 100 square meter, fully air-conditioned bar area, with a pool table, comfortable lounges and a discrete and intimate environment on the ground floor, while there are three air-conditioned, private rooms upstairs. Each of the upstairs rooms has full en-suite facilities. There is also a separate air-conditioned office, a staff kitchen/store room and full toilet facilities on the ground floor.

The building is under a 3 year plus 3 year lease, currently in the first year of the second 3 year period. The lease is in the company name, which is included in the sale, and has over 2 years to run before any negotiation with the owners will be required. The lease is transferable to a third party, and would then require negotiation of a new lease. The owner has indicated that she is agreeable to negotiating a new 3 plus 3 plus 3 year lease.
